Please read these Terms and Conditions carefully before using hiddenhomesuk.co.uk or purchasing a campaign from Hidden Homes. By using this website or purchasing a campaign you agree to be bound by these terms.

1. About Hidden Homes

Hidden Homes is a UK-based property introduction service. We connect buyers looking for off-market properties with homeowners who may be open to a private sale. We are not an estate agent, solicitor, mortgage advisor, or surveyor, and nothing on this website constitutes legal, financial, or investment advice.

2. The buyer campaign service

When you purchase a campaign from Hidden Homes, you are paying for the following service:

• Identification of properties that appear, based on publicly available data, to match your search criteria and be owner-occupied
• Preparation and dispatch of personalised letters to homeowners in your chosen area
• Review of any property photos submitted by responding homeowners
• Introduction to homeowners whose properties appear to match your brief

We do not guarantee any specific number of responses, introductions, or completed transactions. The service is an effort-based campaign, not a results guarantee.

3. Payment

Payment is processed securely by Stripe. By completing payment, you confirm that you are the authorised holder of the payment method used. Campaign fees are as displayed at the time of purchase and are denominated in GBP. We reserve the right to change our pricing at any time, but changes will not affect orders already placed.

4. Cancellations and refunds

Because our campaign service involves work that begins immediately after payment (data research, letter preparation, and dispatch), we are unable to offer refunds once a campaign has been dispatched.

For the purposes of this policy, a campaign is treated as dispatched once letters have been sent to print, posted, or otherwise released for delivery. If you are unsure of your campaign status, contact us at enquiries@hiddenhomesuk.co.uk immediately.

If you wish to cancel before your campaign has been dispatched, please contact us within 24 hours of payment at enquiries@hiddenhomesuk.co.uk. We will make every reasonable effort to accommodate your request. If cancellation is possible before dispatch, we will issue a full refund.

We will issue a full refund if we are unable to deliver your campaign for any reason on our part.

We will also issue a full refund if your letters have not been dispatched within 4 calendar days of payment. If you have not received a dispatch confirmation within that period, please contact us at enquiries@hiddenhomesuk.co.uk to request a refund.

These terms do not affect your statutory rights under the Consumer Contracts (Information, Cancellation and Additional Charges) Regulations 2013 or any other applicable UK consumer protection legislation.

5. What Hidden Homes does not do

We are an introduction service only. We do not:

• Negotiate on behalf of buyers or sellers
• Provide valuations or market appraisals
• Offer legal advice or conveyancing services
• Guarantee that any introduction will lead to a transaction
• Act as an estate agent in respect of any property sale

Once an introduction is made, Hidden Homes steps back. All further negotiations, due diligence, legal work, and financial arrangements are the responsibility of the buyer and seller and their respective advisors.

6. Seller terms

Hidden Homes charges buyers to run search campaigns. A completion fee of 0.1% of the sale price applies to sellers only if an introduction made by Hidden Homes results in a completed sale. There is no charge upfront and no obligation before exchange of contracts. Sellers may withdraw at any time before contracts are exchanged. Responding to a Hidden Homes letter does not constitute a commitment to sell.

7. Accuracy of information

We take reasonable care to ensure the information on this website is accurate. However, we make no warranties as to the completeness or accuracy of any content. Property market statistics cited on this website are sourced from third parties and may not reflect current conditions or apply to all price brackets and regions.

8. Limitation of liability

To the fullest extent permitted by law, Hidden Homes shall not be liable for any indirect, consequential, or incidental loss or damage arising from your use of our services or this website. Our total liability in any circumstances shall not exceed the amount you paid for your campaign.

9. Privacy

Your use of this website and our services is also governed by our Privacy Policy, which forms part of these Terms and Conditions.

10. Governing law

These Terms and Conditions are governed by and construed in accordance with the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the courts of England and Wales.

11. Changes to these terms

We reserve the right to update these Terms and Conditions at any time. Changes will be posted on this page with an updated date. Continued use of our website or services after changes are posted constitutes acceptance of the revised terms.
